EICR Cost in Enfield 2026: What Landlords Pay and What Is Included
If you let a property in Enfield, Southgate, Palmers Green, Edmonton or Winchmore Hill, you need a valid Electrical Installation Condition Report (EICR) before a new tenancy starts and at least every five years after that. This guide explains what an EICR costs in Enfield in 2026, what the price includes, and what can change it, so you know what you are paying for before you book.
EICR cost in Enfield in 2026
At Energy North an EICR starts from £100 for a typical one or two bedroom flat in the N9, N11, N13, N14, N18 and N21 postcodes. Larger houses with more circuits take longer to test, so the price steps up with the number of circuits in the consumer unit rather than the number of rooms. A three bedroom house with a modern board usually sits in the low hundreds. You get a fixed price when you book, so there is nothing extra added on the day.
What the price includes
- A visual inspection of the consumer unit, sockets, switches, light fittings and visible wiring.
- Dead and live testing of every circuit: continuity, insulation resistance, polarity, earth fault loop impedance and RCD trip times.
- A written report with each observation graded C1, C2, C3 or FI.
- The certificate sent by email the same day, so you can forward it to your tenant or letting agent straight away.
- Advice on anything that needs fixing, with a separate quote so you can decide what to do next.
What can change the price
Three things move the cost of an EICR in Enfield more than anything else:
- Number of circuits. Each circuit has to be isolated and tested on its own. An old fuse box with six fuses is quicker than a board with sixteen ways.
- Access. If the consumer unit is behind a cupboard full of boxes or the loft hatch is painted shut, testing takes longer. Clearing the way before the visit keeps the price down.
- Condition of the installation. A well kept property with a modern board is a routine job. A property that has not been tested for fifteen years often needs more time to trace circuits and record faults.
Satisfactory or unsatisfactory: what happens next
An EICR is marked unsatisfactory if it contains any C1 (danger present), C2 (potentially dangerous) or FI (further investigation) observations. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 you then have 28 days to get the remedial work done and provide written confirmation to the tenant and, if asked, to Enfield Council. C3 observations are improvement recommendations and do not fail the report on their own.
The most common reasons for an unsatisfactory EICR in Enfield rentals are missing RCD protection on socket circuits, old plastic consumer units with no surge or RCD protection, and bathroom circuits without supplementary bonding. In most cases the fix is a consumer unit upgrade, which we can quote at the same visit.
When you need an EICR
- Before a new tenancy starts, with a copy given to the tenant before they move in.
- Every five years, or sooner if the last report set a shorter interval.
- Within 28 days of a request from the council.
- For an HMO licence application or renewal with Enfield Council.
- When you buy a property and want to know the state of the wiring before you let it.
Booking an EICR in Enfield
Energy North is based on Bowes Road in Southgate, so Enfield landlords get a local City & Guilds certified electrician, booking within 48 hours and the certificate by email the same day. If you are also putting in a home charge point for a tenant or for yourself, we can look at the supply while we are there, as part of our EV charger installation service. Book online or ask for a fixed price with the number of bedrooms and the type of fuse board, and we will confirm the cost before anyone comes out.
