Electrical Work in Listed and Period Buildings in London
London has thousands of listed buildings and many more homes in conservation areas, from Georgian terraces to Victorian villas and converted chapels. Electrical work in these buildings has to balance safety with protecting the character of the building. This guide explains what to consider before rewiring, adding circuits or changing fittings. It is general information, not legal advice.
Do you need listed building consent
Listed building consent may be needed for work that affects the character of a listed building, inside or out. Chasing into historic plaster, cutting through panelling, removing original fittings or fixing equipment to the front of the building can all fall within it. Routine like-for-like repairs may not. Always check with your council's conservation officer before starting. Conservation areas have their own rules, mostly for external changes such as chargers, lights or cables on a front wall.
Plan cable routes carefully
- Use existing voids, floor voids and service routes where possible to avoid damaging historic fabric.
- Lift floorboards carefully and number them so they go back in the same place.
- Avoid chasing into lime plaster, cornices and decorative ceilings.
- Surface-mounted cable in discreet trunking or along skirting can sometimes be the less damaging option.
Fittings that suit the building
Period-style switches and sockets, such as metal plates or traditional toggle switches, are widely available and meet current standards. Light fittings can be chosen to suit the room while using modern LED lamps. Keep any original fittings that are part of the building's character, and discuss them with the conservation officer if they need replacing.
Old wiring and safety
Historic buildings often have wiring from several eras, sometimes including very old rubber or lead-sheathed cable. Safety comes first: an EICR shows what needs to be replaced. Our guides on signs your home needs a rewire and moving into an older London house cover the warning signs.
Fire alarms and detection
Modern smoke and heat detection can be fitted discreetly, with wireless interlinked alarms reducing the need for new cable runs. This can be a good option where cutting into ceilings would damage historic plaster.
