Electrician Barking and Dagenham: EICR for Landlords

Barking and Dagenham has some of the largest council built estates in the country, from the Becontree cottages to newer flats around Barking town centre and Barking Riverside. A growing share of these homes are now privately rented, which means more landlords needing EICR certificates. This page covers electrical safety reports, consumer unit upgrades and EV chargers across the borough.

Areas we cover in Barking and Dagenham

We work across the whole borough, including Barking, Barking Riverside, Becontree, Becontree Heath, Dagenham, Chadwell Heath, Marks Gate, Rush Green, Castle Green, Thames View, Eastbrook and Valence.

EICR for local landlords

Private landlords in England must have the electrics in a rented home inspected at least every five years, and give a copy of the report to tenants and to the council if asked. We test every circuit, check the consumer unit, earthing and bonding, and code anything found as C1, C2, C3 or FI. EICRs start from £100 and the certificate is emailed the same day.

What we often find in Becontree houses

  • Older consumer units, sometimes with rewireable fuses, and no RCD protection.
  • Kitchen and bathroom refits from the right to buy years done with no certificates.
  • Missing main bonding to gas and water pipes.
  • Outbuildings, sheds and garden sockets fed with unsuitable cable.
  • Loft conversions and extensions wired into existing circuits that were never designed for the extra load.

If an inspection finds problems, our guide to what happens after an unsatisfactory EICR explains the 28 day deadline.

Consumer units and EV chargers

Many houses on the estate have off street parking or a front drive, which makes a home charge point a practical upgrade. Before fitting a charger we check that the supply, earthing and consumer unit can take the extra circuit, and upgrade the board where needed so it all passes on one certificate.
