Electrician Canning Town and Royal Docks: EICR for New Build Flats

Canning Town and the Royal Docks have changed hugely in recent years, with many new flats around Royal Victoria, Royal Wharf and Canning Town station, next to older terraces and estates. Many of the new homes are let, and every let flat needs an EICR at least every five years. This page covers electrical safety reports and work in E16.

Areas we cover

We work across Canning Town, Custom House, Royal Victoria, Royal Wharf, Silvertown, West Silvertown, Beckton edge, Prince Regent and the borders with Poplar and Plaistow, as part of our wider Newham coverage.

EICR for new build flats

New build flats usually have modern consumer units with RCD protection, so the inspection is often quick. But they still need testing at least every five years when let, and the report must be given to tenants before they move in. We also check balcony lights, extractor fans, heating controls and anything added since the flat was built. EICRs start from £100 and the certificate is emailed the same day.

What we often find in newer blocks

  • Fittings added by previous tenants, such as extra lights or sockets, with no certificates.
  • Balcony fittings with water getting in.
  • Kitchen appliances plugged into extension leads behind units.
  • Missing labels on the consumer unit.

Our guide to consumer unit labelling and circuit charts explains why labels matter for landlords.

Older homes in E16

The older terraces and estates around Custom House and Canning Town have the same issues as the rest of Newham: older boards, missing bonding and shared houses that need licensing checks. Newham runs property licensing for privately rented homes, so check what applies to yours.
