Electrician City of London: EICR for Offices and Flats
The City of London is best known for its offices, but it also has thousands of homes in the Barbican, Golden Lane, Middlesex Street and the newer blocks around Aldgate and the river. Offices, shops, restaurants and flats here all need regular electrical testing. This page covers EICR certificates and electrical work across the Square Mile.
Areas we cover in the City
We work across the City of London, including the Barbican, Golden Lane, Smithfield, Farringdon edge, Moorgate, Liverpool Street, Bishopsgate, Aldgate, Tower Hill, Bank, Cannon Street, Blackfriars, St Paul's and Fleet Street, and the neighbouring parts of Clerkenwell and Shoreditch.
EICR for offices and shops
Every business has a duty to keep its electrical installation safe, and most City landlords, managing agents and insurers ask for a current EICR, usually every five years for offices and shops. We test every circuit, the distribution boards, RCD protection, earthing and bonding, and code anything found as C1, C2, C3 or FI. We can test early in the morning, in the evening or at weekends so staff and customers are not disturbed. Our guide to EICRs for commercial units and shops in London explains the process in more detail.
EICR for City flats
Many flats in the City are let, which means the landlord needs an EICR at least every five years and must give a copy to the tenant. Flats in large blocks often have their own consumer unit inside the flat, fed from a landlord supply in a riser. We test everything inside the flat and note anything about the incoming supply that the building manager should look at.
Working in managed buildings
- We book access through the building or facilities manager and follow their permit and induction rules.
- We bring insurance and method statements when the building asks for them.
- Circuits are switched off one at a time, with the order agreed beforehand, so servers, fridges and alarms stay on as long as possible.
- The certificate is emailed the same day, ready to pass to the landlord or insurer.
Common findings in City properties
- Fit outs and refits added by different tenants over the years with no records.
- Older distribution boards with no RCD protection on socket circuits.
- Overloaded floor boxes and desk power fed by daisy chained extension leads.
- Emergency lighting that has not been tested.
