Electrician East Ham and Plaistow: EICR for Landlords
East Ham and Plaistow, in the south and east of Newham, are mostly streets of Victorian and Edwardian terraces, with some post war estates and newer flats near the stations. A large share of homes are privately rented, often to big households or as shared houses, so landlord EICRs are much of our work in E6 and E13.
Areas we cover
We work across East Ham, Plaistow, Upton Park, Green Street, Beckton, Wall End, Little Ilford and the borders with Barking, Canning Town and West Ham. Our posts on Stratford and Newham and Forest Gate and Manor Park cover the rest of the borough.
EICR for local landlords
Private landlords must have an EICR at least every five years and give a copy to tenants before they move in. Newham runs property licensing for privately rented homes, and a valid EICR is part of what the council expects to see. EICRs start from £100 and the certificate is emailed the same day.
Fire alarms in rented houses
Shared houses and larger lets often need more than a single battery smoke alarm. We fit and test mains wired smoke and heat alarms and issue the right paperwork. Our guide to smoke detectors and heat detectors explains which goes where.
What we often find in E6 and E13
- Rear extensions and loft rooms wired on to old circuits.
- Older consumer units with no RCD protection.
- Heaters and appliances run from extension leads in bedrooms.
- Damaged sockets and switches left between tenancies.
