Electrician Hampstead and Belsize Park: EICR for Period Flats
Hampstead and Belsize Park are full of grand Victorian houses, red brick mansion blocks and large villas split into flats. Many are listed or in conservation areas, and many have had their electrics extended piece by piece over a century. This page covers EICR certificates, rewires and consumer unit upgrades in NW3.
Areas we cover
We work across Hampstead, Hampstead Village, South End Green, Belsize Park, Belsize Village, Swiss Cottage, Primrose Hill edge, Frognal, Fitzjohn's Avenue and the borders with West Hampstead and Highgate, as part of our Camden coverage.
EICR for period flats
Landlords must have an EICR at least every five years and give a copy to tenants before they move in. In mansion blocks and converted villas we test each flat's consumer unit and circuits, and note anything about risers, landlord supplies and communal lighting that the managing agent should know. EICRs start from £100 and the certificate is emailed the same day.
What we often find in NW3
- Old rubber or early PVC cable still in use under floors and in lofts.
- Lighting circuits with no earth, often coded C2.
- Downlights fitted in high ceilings with no fire rating between flats.
- Older consumer units in basement cupboards with no RCD protection.
- Kitchens and bathrooms refitted with no certificates for the electrical work.
Our guide to fire rated downlights and what an EICR checks explains the ceiling issue in more detail.
Rewiring listed and period homes
Where the wiring needs replacing, we plan the route carefully to protect cornices, panelling and original floors, and work room by room. In listed buildings, we work with your architect or the council's requirements so fixings and new runs do not harm the fabric of the building.
