Electrician Ilford Town Centre: EICR for Flats
Ilford town centre has changed fast, with new blocks of flats around the Elizabeth line station sitting next to older terraces, flats above shops and converted houses in Valentines, Cranbrook and Seven Kings. A large share of homes here are rented, so landlord EICRs are the job we do most in IG1, IG2 and IG3.
Areas we cover
We work across Ilford town centre, Cranbrook, Valentines Park, Seven Kings, Newbury Park, Gants Hill, Loxford, Clementswood, Goodmayes and the borders with Barking and Manor Park, as part of our wider Redbridge coverage.
Flats above shops
Ilford has many flats above shops on the High Road and Cranbrook Road. These often share an older supply with the shop below, or have long cable runs up through the building. During an EICR we check the flat's own board, earthing and bonding, and note anything about the shared supply that the freeholder needs to deal with.
EICR for Ilford landlords
Private landlords must have an EICR at least every five years and give a copy to tenants before they move in. Redbridge also runs property licensing for many rented homes, so check which scheme applies. EICRs start from £100 and the certificate is emailed the same day.
What we often find
- Converted terraces with shared or unlabelled circuits between flats.
- Older boards with no RCD protection in flats above shops.
- Kitchens refitted with sockets too close to sinks or hobs.
- Smoke alarms that do not meet licence conditions in shared houses.
For shared houses, our guide to smoke and heat detectors and where they go explains the alarm side.
New build flats
New blocks near the station have modern installations but still need an EICR every five years when let. Testing is usually quick, and we work around concierge rules and access times.
