Electrician Isleworth and Brentford Dock: EICR for Flats

Isleworth and the riverside around Brentford Dock mix old village streets and almshouses with large new blocks of flats, warehouse conversions and 1930s houses further from the river. With so many new flats let to tenants, landlord EICRs are a big part of our work in TW7 and TW8.

Areas we cover

We work across Isleworth, Old Isleworth, Spring Grove, Osterley edge, St Margarets edge, Brentford, Brentford Dock, Brentford Lock, Syon Lane and the borders with Hounslow and Chiswick, as part of our wider Hounslow coverage.

EICR for riverside flats

Landlords must have an EICR at least every five years and give a copy to tenants before they move in. Newer blocks usually have modern consumer units, but they still need inspecting, and riverside buildings can have damp affecting outdoor lighting and balcony fittings. EICRs start from £100 and the certificate is emailed the same day.

What we often find

  • Balcony and terrace lights with water getting into the fittings.
  • Electric heating and hot water circuits in all-electric flats needing attention.
  • Older houses in Old Isleworth with original lighting circuits and no earth.
  • Kitchen and bathroom refits with no electrical certificates.

All-electric flats are common in newer blocks, and our guide to electric heating and what an EICR looks for explains the usual issues.

Working in managed blocks

We book access with concierge and managing agents, follow building rules, and keep disruption for tenants low. Most flats are tested in a single visit.
