Electrician Kilburn and West Hampstead: EICR for Flats

Kilburn and West Hampstead straddle the Brent and Camden border, and almost every street is lined with Victorian and Edwardian houses turned into flats, plus mansion blocks along the main roads. With so many young renters, landlord EICRs are the job we are asked for most in NW6 and NW2.

Areas we cover

We work across Kilburn, Kilburn High Road, Queen's Park edge, Brondesbury, West Hampstead, Fortune Green, South Hampstead, Swiss Cottage edge, Cricklewood and Willesden Green, as part of our coverage of Camden and Brent.

EICR for NW6 landlords

Private landlords must have the electrics inspected at least every five years and give a copy to tenants before they move in. We test every circuit in the flat, check the consumer unit, earthing and bonding, and code anything found as C1, C2, C3 or FI. EICRs start from £100 and the certificate is emailed the same day.

What we often find

  • Top floor flats with loft rooms wired on to the original lighting circuit.
  • Kitchens in the old back bedroom, fed from a ring that runs through the rest of the flat.
  • Older boards with no RCD protection, or no labels at all.
  • Bathroom lights and extractor fans with no RCD protection.
  • Communal entrance lights fed from one of the flats.

If the bathroom is the problem, our guide to bathroom electrics, zones and extractor fans explains what an EICR looks for.

Mansion block flats

In the larger blocks along Shoot Up Hill, West End Lane and Kilburn High Road, each flat usually has its own consumer unit fed from a landlord riser. We work with porters and managing agents to arrange access, and keep disruption for tenants to a minimum.
