Electrician Muswell Hill and Crouch End: EICR for Period Homes
Muswell Hill and Crouch End are full of Edwardian terraces, large semis and mansion flats, many of them split into flats over the last fifty years. Period homes like these look beautiful, but their electrics have usually been extended and altered many times. This page covers EICR certificates, consumer unit upgrades and rewires in N10 and N8.
Areas we cover
We work across Muswell Hill, Crouch End, Hornsey, Highgate, Fortis Green, East Finchley edge, Alexandra Park, Stroud Green, Harringay Ladder and Wood Green, as part of our wider Haringey coverage.
What we find in Edwardian homes
- Original lighting circuits with no earth conductor, often recorded as C2 on an EICR.
- Sockets added to old circuits during kitchen and loft conversions with no certificates.
- Flats created from one house that still share circuits or a common neutral.
- Older fuse boards under the stairs, with no RCD protection for sockets or bathrooms.
- Rubber or early PVC cable in lofts and under floors that has become brittle.
EICR for landlords and sellers
Landlords must have an EICR at least every five years and give a copy to their tenants. Many homeowners in N8 and N10 also get a report before selling, because buyers' surveyors often flag older electrics. Our guide to whether you need an EICR when selling a flat in London explains when it helps. EICRs start from £100 and the certificate is emailed the same day.
Rewires and partial rewires
Where an inspection shows the wiring is at the end of its life, a full or partial rewire is often the right answer. In period homes we lift boards carefully, keep cornices and original features intact where we can, and plan the work room by room so families can stay in the house. Our post on seven signs a home needs a rewire covers what to look out for.
