Electrician Notting Hill and Ladbroke Grove: EICR for Flats

Notting Hill and Ladbroke Grove, in the north of Kensington and Chelsea, are known for tall stucco terraces, garden squares and mews houses, many of them split into flats, alongside large post war estates further north. The mix of grand period conversions and busy rented flats keeps landlord EICRs in steady demand in W11 and W10.

Areas we cover

We work across Notting Hill, Ladbroke Grove, Portobello Road, Westbourne Park, North Kensington, Kensal Town, Holland Park edge, Bayswater edge and the borders with Shepherd's Bush and Queen's Park.

EICR for period conversions

Landlords must have an EICR at least every five years and give a copy to tenants before they move in. In stucco houses split into several flats, we test each flat's own board and circuits, and note anything about the landlord supply, communal lighting and risers that the freeholder or managing agent needs to know. EICRs start from £100 and the certificate is emailed the same day.

What we often find in W11 and W10

  • Flats in converted houses that still share circuits or neutrals.
  • Basement flats with damp affecting older consumer units.
  • Downlights in high ceilings between flats with no fire rating.
  • Communal stair lighting with no recent inspection.
  • Mews houses with garages and workshops fed from the main house.

Our guide to fire rated downlights explains why the ceiling matters between flats.

Working in period buildings

We protect floors and original features, coordinate access with porters and managing agents, and keep disruption to tenants low. Most flats are tested in a single visit.
