Electrician Stoke Newington and Dalston: EICR for Conversions

Stoke Newington and Dalston are full of tall Victorian houses, most of them long since converted into two, three or four flats. That history of conversions shows up in the electrics, and it is why landlord EICRs in N16 and E8 so often turn up shared circuits and old boards. This page covers EICR certificates and electrical work across the north of Hackney.

Areas we cover

We work across Stoke Newington, Church Street, Newington Green, Clissold Park, Stamford Hill, Dalston, De Beauvoir, Kingsland, Shacklewell, Hackney Downs and Clapton, as part of our wider Hackney coverage.

Why conversions cause problems

When a house is split into flats, each flat should end up with its own supply, consumer unit and circuits. In practice, older conversions often left bits of the original wiring in place. During an EICR we regularly find:

  • A lighting circuit in one flat fed from the board in another.
  • Borrowed neutrals, where two circuits share a neutral, which can leave cables live when a breaker is off.
  • Old fuse boards in basement flats with no RCD protection.
  • Communal hall lights wired from one flat's supply instead of a landlord supply.
  • Loft rooms and roof terraces added later with no certificates.

EICR for Hackney landlords

Every private let needs an EICR at least every five years, with a copy for the tenant before they move in. Hackney also runs property licensing for many rented homes, so check which scheme applies to your property. EICRs start from £100 and the certificate is emailed the same day. Our landlord electrical checklist for a new tenancy covers the rest of the paperwork.

Fixing it properly

Where flats share circuits, the fix is to separate them so each flat is fed only from its own board, and to give the landlord supply its own small board for communal lighting and alarms. It is a job best planned with the freeholder and all leaseholders, and we can quote it as one piece of work.
