Electrician Tottenham and Edmonton: EICR for Landlords
Tottenham and Edmonton sit side by side along the A10 and the Lea Valley, a short drive from our base on Bowes Road in N11. Between them they have one of the biggest private rented markets in North London, so EICR certificates for landlords are the job we are asked for most here. This page covers prices, turnaround and the issues we find most often in local homes.
Areas we cover
In Tottenham (Haringey) we work in Tottenham Hale, Bruce Grove, Seven Sisters, West Green, White Hart Lane, Northumberland Park and Tottenham Green. In Edmonton (Enfield) we cover Edmonton Green, Upper Edmonton, Lower Edmonton, Angel Edmonton, Bush Hill Park, Ponders End and Silver Street. Nearby N9, N15, N17 and N18 postcodes are all regular stops for us.
EICR certificates for Tottenham and Edmonton landlords
Private landlords in England must have the electrics in a rented home inspected and tested at least every five years and before a new tenancy, and give a copy of the report to the tenant. Haringey and Enfield both run property licensing schemes that cover many rented homes, and a current electrical safety report is one of the documents councils usually ask for with a licence.
- Price: an EICR in Tottenham or Edmonton starts from £100, fixed when you book.
- Turnaround: booking is usually within 48 hours and the certificate is emailed the same day.
- Who: a registered electrical contractor with City & Guilds certified electricians, testing to BS 7671.
What we often find in local homes
Much of the housing here is Victorian and Edwardian terraces, many split into flats, alongside interwar council-built streets and newer blocks near Tottenham Hale and Meridian Water. Common findings include:
- Old fuse boards or early consumer units with no RCD protection on socket circuits.
- Flat conversions with shared supplies, where landlord lighting and tenant circuits are mixed up.
- Missing main bonding to gas and water pipes after a kitchen or bathroom refit.
- Loft and rear extensions wired from existing circuits without being checked for load.
If the report is unsatisfactory, landlords have 28 days, or less if the report says so, to have C1, C2 and FI items put right. We quote the remedial work at the visit so it can be booked straight away.
Consumer units and EV chargers
A consumer unit upgrade clears the most common EICR codes in one job and comes with its own installation certificate. If you have a driveway or off-street space, the same visit can check whether your supply is ready for an EV charger installation.
