Electrician Tower Hamlets: EICR for Flats and New Builds

Tower Hamlets is mostly flats: converted Victorian terraces in Bow and Bethnal Green, ex-council blocks across Poplar and Stepney, and newer towers in Canary Wharf, Wapping and Limehouse. A large share of them are rented, so EICR certificates for landlords are the job we are asked for most here. This page covers prices, turnaround and the issues we see in Tower Hamlets flats.

Areas we cover in Tower Hamlets

We work across the whole borough, including Bethnal Green, Bow, Mile End, Stepney, Whitechapel, Spitalfields, Shadwell, Wapping, Limehouse, Poplar, Bromley-by-Bow, Canary Wharf, the Isle of Dogs, Cubitt Town and Blackwall. That covers the E1, E2, E3 and E14 postcodes.

EICR certificates for Tower Hamlets landlords

Private landlords in England must have the electrics in a rented home inspected and tested at least every five years and before a new tenancy, and give a copy of the report to the tenant. Tower Hamlets runs property licensing schemes that cover many rented homes, and a current electrical safety report is one of the documents usually asked for with a licence.

  • Price: an EICR in Tower Hamlets starts from £100, fixed when you book.
  • Turnaround: booking is usually within 48 hours and the certificate is emailed the same day.
  • Who: a registered electrical contractor with City & Guilds certified electricians, testing to BS 7671.

What we often find in local flats

  • Ex-council flats with an older consumer unit and no RCD protection, or with wiring that has been partly replaced over the years.
  • Converted terraces where the flat's supply and the landlord's communal supply are not clearly separated.
  • New build flats that are usually in good order, but still need testing every five years, often with small issues such as missing labels or damaged accessories.
  • Electric heating and water, common in tower blocks, where storage heaters and immersion heaters need their circuits checked carefully.

If the report is unsatisfactory, landlords have 28 days, or less if the report says so, to have C1, C2 and FI items put right. We quote any remedial work at the visit.

Access in blocks of flats

For flats in managed blocks, let us know about parking, access codes and whether the meter and board are inside the flat or in a riser cupboard. That keeps the visit short and avoids a second trip.

EV chargers

If your building has a private car park and the managing agent agrees, we can check whether a charger in your bay is possible. See our EV charger installation page for more.
