Electrician Wealdstone and Harrow Weald: EICR for Landlords

Wealdstone and Harrow Weald, just north of Harrow town centre, are areas of Victorian and Edwardian terraces around the high street, 1930s semis further out, and new blocks of flats near Harrow and Wealdstone station. Many of the older houses are let as flats or shared homes, so landlord EICRs are a large part of our work in HA3.

Areas we cover

We work across Wealdstone, Harrow Weald, Headstone, Belmont, Hatch End edge, Kenton edge and the borders with Harrow town centre and Stanmore. Our posts on Harrow and Stanmore and Kenton cover the neighbouring areas.

EICR for local landlords

Private landlords must have an EICR at least every five years and give a copy to tenants before they move in. Check with Harrow Council whether a property licensing scheme covers your street. EICRs start from £100 and the certificate is emailed the same day.

Shared houses and converted flats

Terraced houses split into flats or let as shared homes need fire alarms that cover every floor, circuits that cope with several people cooking and heating at once, and clear labels on each board. Our guide to HMO licence electrical requirements sets out what councils usually ask for.

What we often find in HA3

  • Older consumer units with no RCD protection.
  • Rear extensions wired on to original circuits.
  • Heaters and appliances on extension leads in bedrooms.
  • Smoke alarms missing or past their expiry date.
