How Often Do You Need an EICR? Homes, Rentals, HMOs and Businesses

How often you need an EICR depends on what the building is and who uses it. A rented flat, a family home, an HMO and a shop all have different expectations. This guide sets out the usual intervals in plain English, so you know when your next inspection is due.

Privately rented homes

For private lets in England, the law is clear: the electrical installation must be inspected and tested at least every five years, and a copy of the report given to tenants. The report can set a shorter interval if the electrician thinks the installation needs it. A new report is also a good idea at the start of a new tenancy if the old one is close to running out. Our landlord electrical checklist for a new tenancy covers the rest.

Owner occupied homes

There is no legal deadline for homeowners, but the usual recommendation is an inspection every ten years, and also:

  • When you buy or sell a property.
  • Before major building work, such as an extension or loft conversion.
  • If the house is old and you do not know the state of the wiring.
  • After a flood, fire or any damage to the electrics.

HMOs

Houses in multiple occupation fall under the same five year rule for private lets, and HMO licences usually ask for a current report as a condition. Fire alarms and emergency lighting in HMOs have their own, more frequent testing. Our guide to HMO licence electrical requirements explains the extras.

Shops, offices and commercial units

The usual recommended interval for shops and offices is five years, or at a change of occupier. Some premises, such as restaurants, salons and places with heavy equipment, are often given a shorter interval. Our guide to EICRs for commercial units and shops covers the process.

When the report says sooner

Every EICR includes a recommended date for the next inspection. If the electrician sets an earlier date than the usual interval, follow it. It usually means the installation is older, more heavily used or has issues that need watching.
