Basement Conversions in London: Electrics, Damp and Pumps

Basement conversions are popular across London, especially in period houses where space is tight and building up is not an option. A basement has its own electrical challenges: damp, pumps that must keep running, limited daylight and sometimes a kitchen or bathroom below ground. This guide covers what to plan for.

Damp and water protection

Even with good waterproofing, basements can be damper than the rest of the house. Cables, fittings and accessories should suit the conditions, and junction boxes should not sit where water could collect. Any fault from water ingress needs RCD protection to cut the power quickly.

Sump pumps and drainage

Many converted basements rely on a sump pump to keep water out. The pump needs a reliable supply, ideally its own circuit with clear labelling, so that a fault elsewhere in the house does not switch it off. Some systems include a high water alarm or battery backup. Make sure the pump supply cannot be switched off by mistake.

Lighting with little daylight

Basements usually need more artificial lighting than other rooms, often a mix of downlights, wall lights and light wells. Planning the layout early avoids dark corners. Downlights below a room above may need to be fire rated. Our guide to lighting upgrades covers LED choices and dimmers.

Kitchens, bathrooms and heating

A basement kitchen or shower room needs the same care as anywhere else, with extra attention to extraction and moisture. Underfloor heating is common in basements and needs its own circuit and testing. See our guides to bathroom renovation electrics and electric underfloor heating.

Fire safety and escape

Building regulations set rules for escape from basement rooms, and fire detection usually needs to be linked to the alarms in the rest of the house. Our guide to smoke and heat detectors explains which goes where.

Supply, board and certificates

A basement conversion adds significant load, so the consumer unit and main fuse should be checked early. New circuits are notifiable, and you should keep the Electrical Installation Certificate with the building control completion paperwork.
