Electrician Edmonton Green and Ponders End: EICR for Landlords
Edmonton Green and Ponders End, in the east of Enfield along the Lea Valley, are areas of Victorian and 1930s terraces, post war estates, tower blocks and new flats around Meridian Water. Many homes are privately rented or let as shared houses, so landlord EICRs are a large part of our work in N9, N18 and EN3.
Areas we cover
We work across Edmonton Green, Lower Edmonton, Upper Edmonton, Ponders End, Brimsdown, Enfield Highway, Angel Edmonton, Meridian Water and the borders with Tottenham and Enfield Town, as part of our wider Enfield coverage. Our earlier post on Tottenham and Edmonton covers the areas further south.
EICR for local landlords
Private landlords must have an EICR at least every five years and give a copy to tenants before they move in. Enfield runs property licensing for many privately rented homes, so check which scheme covers your property. EICRs start from £100 and the certificate is emailed the same day.
Shared houses and HMOs
Shared houses need extra care: fire alarms, emergency lighting in some cases, and circuits that can cope with several kitchens or heaters in use at once. Our guide to HMO licence electrical requirements sets out what councils usually ask for.
What we often find
- Older consumer units with no RCD protection.
- Electric heaters and extension leads in bedrooms.
- Missing or out of date smoke and heat alarms.
- Damaged sockets and switches left unrepaired between tenancies.
