Electrician Maida Vale and Paddington: EICR for Mansion Flats

Maida Vale and Paddington, in the north west of Westminster, are known for their red brick mansion blocks, stucco terraces, canal side flats at Little Venice and the newer towers around Paddington Basin. Most homes here are flats, many of them let, and the older blocks often have wiring that has been updated in parts over a long time. This page covers EICRs and electrical work in W9 and W2.

Areas we cover

We work across Maida Vale, Little Venice, Paddington, Bayswater, Westbourne Green, Warwick Avenue, Paddington Basin and the borders with Kilburn, St John's Wood and Notting Hill. Our posts on Westminster flats and Kilburn and West Hampstead cover the neighbouring areas.

EICR for mansion flats

Landlords must have an EICR at least every five years and give a copy to tenants before they move in. In mansion blocks we often find older cables run in steel conduit, lighting circuits with no earth, and boards that have been changed but not the wiring behind them. We test every circuit, record what we find and explain the codes in plain English. EICRs start from £100 and the certificate is emailed the same day.

Working in managed blocks

Many blocks have porters, managing agents and rules on working hours and noise. We arrange access in advance, carry our insurance documents and keep disruption to a minimum for neighbours.

What we often find in W9 and W2

  • Original lighting circuits with no earth feeding metal fittings.
  • Kitchens and bathrooms updated without updating the circuits.
  • Older consumer units with no RCD protection.
  • Bathroom fittings in the wrong zones.

Our guide to bathroom electrics and zones explains what is allowed where.
