Electrician Marylebone and St John's Wood: EICR for Flats

Marylebone and St John's Wood, in the north of Westminster, are areas of Georgian terraces, mansion blocks, mews houses and large villas near Regent's Park. Many homes are high value flats, often let to professionals or kept as second homes, and many have been refurbished several times. This page covers EICRs and electrical work in W1 and NW8.

Areas we cover

We work across Marylebone, St John's Wood, Lisson Grove, Regent's Park edge, Baker Street, Fitzrovia edge and the borders with Maida Vale, Primrose Hill and Mayfair. Our posts on Maida Vale and Paddington and Westminster flats cover the neighbouring areas.

EICR for lets and managed flats

Landlords must have an EICR at least every five years and give a copy to tenants before they move in. Many lettings here are managed by agents, so we send the report straight to the agent and the landlord, with any faults explained in plain English. EICRs start from £100 and the certificate is emailed the same day.

Refurbished homes

High end refurbishments often add lighting control systems, underfloor heating, audio wiring and garden or terrace lighting. These all need the right protection and certificates. When new work has been done, our guide to EICR, EIC and Minor Works certificates explains which paperwork you should hold.

What we often find in W1 and NW8

  • New fittings on old wiring after a cosmetic refurbishment.
  • Underfloor heating with no certificate on file.
  • Downlights that are not fire rated in flats with shared floors.
  • Mews houses with garages on separate, older supplies.
