Electrician Seven Sisters and Tottenham Hale: EICR for Landlords
Seven Sisters and Tottenham Hale, in the east of Haringey, mix long Victorian terraces with large estates and the many new blocks of flats built around Tottenham Hale station and the River Lea. Many homes are privately rented, from shared houses on the older streets to new build flats near the station, so landlord EICRs are a large part of our work in N15 and N17.
Areas we cover
We work across Seven Sisters, Tottenham Hale, South Tottenham, Page Green, West Green, Broadwater Farm edge, the Ferry Lane estate and the borders with Stamford Hill, Walthamstow and Harringay. Our post on Tottenham and Edmonton covers the areas further north.
EICR for local landlords
Private landlords must have an EICR at least every five years and give a copy to tenants before they move in. Haringey runs property licensing for many privately rented homes, so check which scheme covers yours. EICRs start from £100 and the certificate is emailed the same day.
Shared houses on the older streets
Terraced houses let as shared homes need fire alarms that cover every floor, circuits that can cope with several people cooking and heating at once, and clear labels on the board. Our guide to HMO licence electrical requirements sets out what councils usually ask for.
What we often find in N15 and N17
- Older consumer units with no RCD protection.
- Bedroom heaters and appliances on extension leads.
- Fittings added by previous tenants with no certificates.
- Missing smoke or heat alarms on some floors.
